Welcome to the residential end of the Promenade.
Outside our glorious oversized modern double-glazed windows is the view that has drawn holidaymakers, artists and residents for over a century. And that view is uninterrupted by restaurants, private beaches and discos. The street front from Gambetta to the west has no restaurants and bars but we are well-supplied on the parallel Rue de France. Trams 2 and 3 stop frequently at the Centre Universitaire and the number 12 bus runs frequently between the airport to the centre of Nice.
Compare any apartment along the Promenade with the Astrella and it's clear. There are few comparable residences. The 70's construction - modern but welcoming, and the position - close to the centre but away from the tourist frenzy, makes a rare combination. The Astrella is a gem.
A lack of involvement and enthusiasm by the owners over the last few years has resulted in a deterioration in the upkeep of the building. Maintenance budgets haven't been spent and oversight has been lacking. In 2025, a new Board was appointed on the promise that this decline will be reversed. It's a big job and connecting with our neighbours is going to make it easier.

In 2025, a new Syndic and a whole new Tenants' Association was appointed. Thank you to everyone for your support and belief in us.
This team worked hard to reach all the proprietors and bring them together for the big push to elect a new committee. The new Tenants Association is committed to restoring our beautiful home to its former glory. They are attentive, involved and effective. You can approach them about building issues and concerns to pass on or to back up your communications to the Syndic.
Their commitment to you is to be efficient, transparent and accountable. Please let us know how we can keep you informed. We are now the Astrella community and we work together.

We have an enormous amount of experience and knowledge on this Board. We have 2 lawyers, 1 investment accountant, at least 6 former and current business owners, 1 property management specialist, 1 software specialist, 1 communications specialist and at least 100 years of Astella residency between us.
Cabinet Taboni is the chosen Syndic. We will keep you informed about their projects, proposals and performance. We had a 3 hour meeting with them before the AGM, before they were even contracted. We were all very impressed with their responses and experience.

Once we take care of urgent infrastructure issues, we can schedule getting items like this fixed. There is a serious plumbing leak that needs attention but the electrics need to be inspected as well.
